Key observations

Key observations

VIC is discounting across the board. Clyde North (21 drops), Mornington (19), and Melbourne CBD (18) lead the country in sales drops. On the rental side, Melbourne CBD (32), South Yarra (24), and Southbank (20) lead VIC. Apartment oversupply and new stock flooding growth corridors are pushing prices down.
Perth's outer suburbs are pulling back while established areas push higher. Jandabup and Baldivis dominate WA drops, but Scarborough and Connolly saw rises above 30%. The Perth market is splitting between new estates and established coastal suburbs.
Googong NSW (11 drops) and Springfield Lakes QLD (6 drops) are both master-planned communities with heavy discounting. Off-the-plan buyers from 2024-2025 may be listing below their purchase price.
